How Hamilton County sheriff sales work
- Where: Online (RealAuction) on Wednesdays; tax sales in person. Auction site: hamilton.sheriffsaleauction.ohio.gov.
- Minimum bid: mortgage foreclosures generally start at two-thirds of the court appraisal; tax foreclosures start at taxes and costs.
- Deposit: set by Ohio Revised Code 2329.211 ($2,000, $5,000 or $10,000 depending on the appraised value) and due from the winning bidder.
- Second sale: if nobody bids, the property is usually re-offered about two weeks later with no minimum.
- Buyer beware: properties sell as-is. Some sales are subject to senior mortgages or other liens, so order a title search first.
